Sandy Springs’ Huntcliff Gets a Movie-Makeover

As if Sandy Springs weren’t fabulous enough, now the city is going to be immortalized on the big screen. Earlier this month, Hollywood flocked to our vibrant north Atlanta city to film The Three Stooges. More specifically, they zeroed in on Huntcliff, one of Sandy Springs’ most popular neighborhoods.  They didn’t make any drastic changes to the community, just a few subtle differences like adding a sign to the clubhouse. So, in the upcoming movie, set to be released sometime in 2012, keep an extra close eye out for Huntcliff’s pool and clubhouse, as well as any other images that may have made it past the cutting room floor.

Roberts Realty Investors, Inc. Sells 11 Acre Parcel of Land

It looks like Sandy Springs might be getting another multi-family community sometime in the future. Roberts Realty Investors, Inc. recently announced that it has signed a contract to sell its 11-acre parcel of land located off of GA 400 and Northridge Road in Sandy Springs. The piece of land was purchased for a total of $5,363,789 or $24,381 per apartment unit. The company expects to close the sale by October 31, 2011, subject to customary due diligence and closing conditions.

Mr. Charles R. Elliott, the company’s CFO, stated: “Although we had planned to, and would have preferred to, develop and construct a multifamily community on the Northridge land parcel ourselves, we have not been able to obtain the necessary equity and construction financing. We concluded that it is in the best interest of the company and our shareholders to sell the Northridge land parcel to strengthen the Company’s balance sheet and provide it with increased liquidity.”

It’s great to see land selling in the Sandy Springs real estate market, which ideally means we’ll also be seeing new construction. As we hear more about this deal, we’ll keep you updated with the status.

Increase in Sandy Springs Home Sales

The first quarter numbers are in for metro Atlanta residential real estate, and things are looking good. While overall Atlanta sales improved 2% from the first quarter in 2010, Sandy Springs experienced a 28% increase in home sales over last year!

It’s so refreshing to have some positive real estate news to share, and these statistics are hopefully a sign that we are on the upswing of recovery. Remember that these numbers from the first quarter cannot be attributed to a home buyer tax credit or other federal incentives, and with no external influencing factors, it seems likely we will continue to see an increase in home sales. As for home buyers, it does mean we are at the beginning of the end of the buyer’s market.

City of Sandy Springs is Purchasing Flood Damaged Homes

Using state and federal funds, the City of Sandy Springs plans to purchase six houses that were damaged in the 2009 flood. In fact, the city recently closed on the first one. Not only will these efforts help the current homeowners, but they will positively affect the Sandy Springs real estate market in general by eliminating unsellable lots.

After purchasing the homes, the city will demolish them and then level the lots. The six homes in question all have substantial damage from multiple floods. The city received $2.7 million to complete the project, but as part of the program, the homeowners must agree to pay 15% of the demolition costs.

The first property is located on Pine Forest Road and was purchased for $400,000. The second home, located on Hitching Post Trail, should be closing soon and was sold to the City for $385,000. The remaining four homes are also located in the same area. It is expected to take up to a year to complete work on all homes. Read more

Well, they recently made headlines for experiencing record sales in the past five months. Since August 2010, these luxury Sandy Springs condos have sold 51% of the available units. Selling over half of the inventory in only five months is considered a success in any economy, but given the current circumstances of the housing market, this feat is truly remarkable and speaks volumes about the product.

In the Sandy Springs real estate market, you will be hard pressed to find another community that offers such affordable pricing in such a prime location, and it is probably these characteristics that have made Serrano recession-proof. Forbes.com recently released a new list depicting the 20 most stable housing markets in America, and Sandy Springs is the only city in Georgia to make the list. Sandy Springs  made the cut due to the fact that home values have increased 2.5% in the last year, an achievement not many cities can claim. There is no denying that it is an amazing feat to be considered a stable housing market in such economic times.

August Sandy Springs Homes Sales Update

We hear a lot of questions about the Sandy Springs real estate market on a daily basis. So we thought we should give you an update on the market. For some good news, there were 37 Sandy Springs homes sold in August, this is up about 10% from July. There are an additional 10 currently under contract, which bodes well for the market. However, not all of those homes will close and some Sandy Springs short sales may take awhile to close. So you’ll just have to tune in next month to get the latest update.

The average sales price was $624,000 for Sandy Springs homes sold in August, which was down 5% from the average sales price in July. The average time on market to sell a Sandy Springs home was 91 days for August. The most expensive house sold for $1.6 million and the lowest price home sold for $187,500.
